As property maintenance specialists we have replaced a countless number of Solid Core Doors. These are mostly used as access doors to external store rooms and garages. The issues are; if these doors are not sealed 100% and properly maintained, then the slightest gouge to the face will allow water to seep in. And, the chipboard inside will swell out of control. Often the early signs are not reported and this results in ongoing maintenance costs right up to complete replacement.
Why
It is beyond comprehension why solid core doors constructed of chipboard are recommended for external use. There is no benefit.
Recommendations
We recommend using a duracote pre primed hollow core external grade door. We recommend apply a liberal coat of primer sealer to all faces and edges, especially the top and bottom edges, apply at least 2 coats. When hanging the door place a drop cloth on the floor to ensure the primer sealer on the bottom edge is not scraped off.
And, also make sure you prime the inside of the hole cored for the door knob and latch
Once the door has been hung, sand smooth and apply 2 top coats of semi-gloss enamel.
Conclusion
Follow these very simple steps and you, the landlord will save a lot of repetitive maintenance costs.
